According to the abstract* released by the U.S. Patent & Trademark Office: "A swing wall assembly is provided. The assembly may have a fixed wall attached to a supporting surface of the space. A geared hinge connects a swing wall to the fixed wall so that the swing wall may be offset from the supporting surface by a caster distance.
