Hyderabad, Jan. 7 -- The city's real estate market closed 2025 on a strong note, with office leasing touching near-record levels and residential demand decisively shifting toward premium homes, according to a report by Knight Frank India.
In its report India Real Estate: Office and Residential Market, July-December 2025, Knight Frank said Hyderabad recorded 11.4 million sq ft of office leasing in 2025, a 10 per cent year-on-year rise-the second-highest ever for the city.
Global Capability Centres (GCCs) drove demand, accounting for 50 per cent of leasing in H2 2025, while average office rents rose 10 per cent to Rs 77 per sq ft per month amid tight supply and falling vacancies.
