GREATER NOIDA, Oct. 16 -- The Yamuna Expressway Industrial Development Authority (Yeida) has cleared around 300 acres of land worth Rs.1,200 crore by demolishing unauthorised constructions in the notified zone near Noida International Airport at Jewar, along the Yamuna Expressway, officials said on Wednesday. A notified area is land designated by the government for planned development. "A demolition campaign against encroachments in Yeida's notified area was carried out on Tuesday. We have directed the land department to continue removing unauthorised projects planned on land meant for planned development," said Yeida CEO RK Singh. He added that, under the Uttar Pradesh Industrial Act, 1976, no individual or company can develop a project without obtaining land from the Yamuna authority. "Through public notices, we have warned the public not to invest in such unauthorised projects, which lack proper maps," he said. Tuesday's drive targeted illegal projects in Aligarh district's Tappal, Hamidpur, and Syarol villages. The authority has earmarked this area for a logistics hub, given its proximity to the Noida airport, which is expected to be operational by end-2025. "We will continue these drives because small-time developers are launching residential plots on land meant for the logistics hub. Such projects threaten our planned development and also jeopardise the interests of buyers in these unauthorised schemes," said a Yeida official. Yeida has notified 335,200 hectares across six districts - Gautam Budh Nagar, Bulandshahr, Aligarh, Hathras, Mathura, and Agra - along the 165 km expressway, covering agricultural land in 1,149 villages. During the drive, illegal projects including The Grand Colonizer and Vrindavan Colony were demolished. "We will continue legal action against illegal colonisers and urge buyers to remain cautious of such property dealers," said Yeida's officer on special duty, Shailendra Singh. As the airport nears completion, small-time developers are exploiting its name, selling plots of 50-500 sqm at Rs.20,000-Rs.30,000 per sqm with promises of doubling rates within a year. These unauthorised plots lack basic civic facilities and may soon be acquired by the authority for development, leaving buyers at a loss, said Nikhil Tyagi, a Noida-based real estate consultant.
