Now, shops can be built with houses on 24m roads in cities
Lucknow, July 4 -- In a move promoting mixed land use, shops can now be built along with houses on roads that are 24 metres or wider in cities with a population of over 10 lakh (Census 2011) across U.P. as the state cabinet on Thursday approved the Uttar Pradesh Development Authority Building Construction and Development Bylaws 2025, along with the Model Zoning Regulations 2025.
Besides, residential buildings can be constructed on plots up to 100 square metres and commercial buildings on plots up to 30 square metres without the need to get the map passed.
Trust-based online approval will be automatic for residential buildings up to 500 sqm and commercial buildings up to 200 sq.m.
Also, single residential building maps on roads nine metres or wider or for plots up to 300 square metres in areas constructed by government departments will be automatically approved upon submission of the required documents, certificates and fees.
Besides, professionals like architects, CAs, doctors, and advocates can use up to 25% of their house's FAR for office use.
Similar exemptions apply for running nurseries, creches, and homestays from residential premises.
Separate map approval will not be required for such utilisation if adequate parking is provided.
The floor area ratio has been increased on wide roads for most categories. There is no maximum FAR limit on roads wider than 45 metres. FAR for green-rated buildings can also be increased.
Restrictions on building height have been removed. The height can be determined based on the FAR used. In order to improve the overall use of land, the maximum setback for buildings more than 15 metres high will be reduced from 16 metres on all sides to 15 metres for the front setback and 12 metres on the remaining sides.
According to the newly approved by-laws, hospitals and shopping malls can be built on a minimum plot of 3000 square metres. But educational buildings will have to follow the requirements of the affiliated institutions while maintaining the requirements of playgrounds, open areas.
To promote optimal use of valuable urban land, a proposal has been approved to reduce the plot area for group housing from 2000 sq metres to 1000 sq m in built-up area and 1500 sqm in non-built-up area. The plot area requirement for multi-units has been reduced to 150 square metres.
The minimum width requirement of approach roads has been reduced in most categories. In agricultural land use, industries and heritage hotels have been proposed to be allowed on 7-metre wide roads, medical establishments without beds and primary schools on 9-metre wide roads and shopping malls on 18-metre roads.
Podium parking and mechanised triple-stack parking will be allowed to promote parking availability. A separate parking block will be built for plots larger than 4000 sqm.
New provisions have been made for separate ambulance parking in hospitals, as well as separate provisions have been proposed for bus parking and pick-and-drop zones in schools....
